73% of the homes available on the market today are distressed sales.  Some of these property conditions could keep you from closing on a home with any typical loan. Some of these items include common problems like structural defects, foundation problems, electrical, plumbing, roof issues, leeks, mold, missing doors, hardware, fixtures, and flooring surfaces, holes in drywall, and repairs or replacement needed for HVAC.

In Reality you can do MUCH MORE with 203k loans. You can change existing floor surfaces, replace existing cabinetry, replace countertops, put up a fence, purchase appliances, add square footage, move a house to a new location and even raze a home to the foundation and rebuild

You can do all of the construction items listed with FHA 203k but on conventional renovation loans you can do even more construction items  that are considered luxury ticket items like pools and tennis courts. Conventional renovation loans will also allow you to complete a home from unfinished construction that may not have had a Certificate of Occupancy issued yet but is 75% or more through construction.

Not all lenders are created equal. Most companies only offer a few or maybe even one renovation product. Here are five questions you should ask any lender if you are considering a renovation loan:
  1. How many renovation loans have you closed in the last 12 months?
  2. Who services the draw for the contractor after closing?
  3. What are the different renovation products do you offer?
  4. What is your contractor validation process like?
  5. Can I use my own contractor?

The process for all renovation loans is very simple so long as you work with someone that has the experience to get you through the process:

  1. Get the property under contract with a Real estate agent that understands the process
  2. Inspect the property
  3. Have your contractor to address all issue with the home in a work write up to address property conditions
  4. Your lender will order the “after complete” appraisal valuation
  5. Closing takes place and after closing the work can begin
